During the course, we will cover two major topics:
Laws and Ordinances, including the
Real Story on Marijuana!
This course will cover federal, state and local laws and regulations relating to the manufacture, sale and distribution of marijuana as it relates to real estate ownership and zoning. We will review a list of key issues and factors to consider when listing, selling or leasing a property that is currently or will in the future be used for any commercial marijuana activity.
2018 Fraud and Legal Update -
Case Studies and National Attempts
This course will cover 2018 fraud trends, why real estate wire fraud is the fastest growing cyber crime and examples of real-time fraud attempts that have occurred this summer. We will wrap up with a legal update and a discussion around the New Standard of Care and how everyone in a transaction may be personally liable for a loss if one occurs.
These courses will be conducted by the owners of Sun Title and will provide incredible insight, well beyond the basics of the material. The cost for both courses is $20.

On Saturday, October 3, 2015, the Consumer Financial Protection Bureau (CFPB) is implementing new regulations that will require new forms and timing requirements on most residential transactions that include closed-end mortgage loans. These new regulations are commonly referred to as "TRID".
TRID will have a substantial impact on Realtors® and lenders. Accordingly, Sun Title will provide the following services to assist in the transition:
|•||Coordination and delivery of all essential numbers for lenders to create an accurate Loan Estimate and Closing Disclosure including estimates for:|
|•||Title insurance premiums|
Other applicable fees
Creation of a pro-forma Closing Disclosure on each transaction for review by lenders.
Creation of a combined or bifurcated closing statement to be signed by the borrower and seller binding them to the closing numbers. Such closing statements will be provided to lenders and agents in advance of the closing.
