"Manufactured homes. These are homes that really have a frame and I can put wheels on and I can take them to another location but there's an issue when we're trying to attach them to the property. There is so technically a manufactured home that has the axle serial number you could take it down the road if you had axles under it their personal property in the I have a title and they have a title. Now they're not going to be able to typically to produce this title. Right but a title was issued no different than a car or an RV or some other type of personal property. So the challenge is to convert that personal property to real estate on the land. It has to be a fixed and that physical title has to be surrendered in and that's where it becomes part of that rope. And there's a process in Michigan for how do you surrender a title and actually permanently affix the the structure if you will to the parcel because a lot of times they're sitting on a basement maybe in a fuller partial basement and a fixing it is more of a legal term. It's not yes. I'm not talking about literally attaching it to the property that it's a combining the titles of fixing the titles. Yeah, that's exactly you don't have to do anything to the structure itself to legally affix it and what's challenging is a lot of times this won't come up until you get the lender appraisal back and the appraisers out there saying, you know, I think this is a mobile home and we need to deal with this title issue because if not when the lender is going to issue. The money for the loan and take the entire structure and land as collateral IE the mortgage and that collateral could move at any time because it's personal property. That's where the issue is. They wouldn't be able to foreclose on that unless it's permanently fixed and they will not close on the loan and it's different for every lender. Some lenders will require it. Some lenders won't so you might have several owners later that are all of a sudden being asked to provide an affidaviture and they the person that originally bought the mobile home is three owners ago and no one knows where they are. So there's a whole procedure in Michigan for getting that lost title and then re surrendering it to the state another perfect example of an issue of just getting ahead early. This one in particular will take a little bit of time to resolve. Yeah up to 90 days up to 90 days exactly."
